Fabrick Housing Group Headquarters

Today's xsite is Carol...

The Fabrick Housing Group office fit-out is progressing nicely on-site.  The new office headquarters for the Teesside-based housing group occupies 4000m2 within the Hudson Quay development, Middlehaven, and boasts impressive views across the Middlesbrough Docks. 

The scheme is spread across 3 floors, each with a unique feel – from seaside to zen garden.  Each area features architectural elements ranging from the ‘Honey Pot’ hot-desk pods to the ‘Upturned Boats Meeting Rooms’ and the ‘Japanese Tea House’ Tea Point. 

The project is due for completion mid-July, and we can’t wait to see it!

The Late Shows

Today's xsite is Adrian...

Three of our recent projects threw open their doors for this year's Late Shows last weekend.


The Toffee Factory hosted a vintage late night tea party with entertainment from Lady Koo and The Kooky Kitchen while the Cycle Hub, a new social enterprise promoting all things cycling, have taken over the former regeneration centre on Spillers Quay and were offering a preview of their social space. Finally xsite opened the doors to work in progress at Ouse Street Arts Club our self developed, container housed event space in the Lower Ouseburn.


Despite the failure of Spring or Summer to turn up lots of glow stick carrying folk did, with the Toffee Factory swamped by over 2000 visitors.

Ouse Street Arts Club

Today's xsite is Anna...

This year for The Late shows xsite present Ouse Street Arts Club – a work in progress.

OSAC is a collaboration between xsite and a number of other creative forces which aims to turn two shipping containers on an empty Lower Ouseburn site into an artist-led, social, event space. We plan to launch mid-June but for The Late Shows we are opening the doors to preview a space in transition hosting ‘Play Time’ an exhibition by photographer Jill Tate, and recent work by xsite architecture with hospitality fueled by The Ouseburn Coffee Company.   

Please join us on Friday and Saturday from 7-11pm to learn more about this unique and innovative social event space. While you're in the area make sure you check out our neighbouring projects The Toffee Factory and The Cycle Hub.

RICS Awards Success

Today's xsite is Adrian...

It was a good night for our Toffee Factory project at Newcastle Civic Centre on Friday where the RICS North East Renaissance Awards were announced.

Entered for three awards the building, which provides ‘move on’ office space for creative sector businesses in Newcastle’s Ouseburn, triumphed in the Regeneration category and was commended in both the Design and Innovation and the Commercial categories. To top the night off the building then took the overall Project of the Year award.      

It’s always nice to get recognition for the hard work that a team puts into making a project happen so congratulations to everyone involved, you know who you are!

9Bar Coffee

Today's xsite is Adrian...

The much anticipated second installment of our recent collaboration with Gusto UK and Reluctant Hero at the Theatre Royal in Newcastle is now up and running. 9Bar is a compact little, contemporary, Italian influenced cafe - a sort of Bar Italia for Grey Street.

The small unit on the South side of the Theatre's famous portico was stripped back to expose the base stone and brick wall finishes and a terrazzo floor. The fit out then gave centre stage to Reluctant Hero's graphic work and the brand they created for 9Bar Coffee, the result is the visual equivalent of a double espresso.

Redcar Hub Steelwork

Today's xsite is Nita...

Steelwork for the Redcar Hub is now progressing at a pace on site - this lot was up in about 10 days! Steelwork should be complete in the next 3 weeks, this will be followed by flooring and blockwork on site.

The New Year

Today's xsite is Adrian...

The New Year is well underway but we thought we’d start 2012 with images we’ve just received from Jill Tate of two of our stand out projects from 2011 : The Toffee Factory in Newcastle’s Ouseburn and the Waitrose Store in Jesmond, Newcastle.

Feedback has been great on both schemes and we’re also pretty chuffed with the end results.  

There’s plenty in prospect for the forthcoming year with major projects already on site across the region and beyond as well as the smell of coffee roasting in our basement and the arrival of our own gallery / event space round the corner on Ouse St just in time for Spring. Watch this space!

Meanwhile on Ouse Street...

Today's xsite is Anna...

xsite began taking a hammer to this garage on Ouse Street in Newcastle's Ouseburn valley this week. The first step to its demolition and the birth of a new venue for the valley. Watch this space... Literally!

Toffee Factory Practical Completion

Today's xsite is Mal...

The Toffee Factory is three days from practical completion.   All that remains are external light fittings, the tar spray chip finish to the courtyard and a few internal snags.  The high gloss resin reception floor and corten reception desk remain under wraps until handover on Friday.  We look forward to experiencing the building as users when we hold our practice conference there in a couple of weeks!
